We'll price the job from the photos you send, or come and look in person for free. Either way, you get a fixed, all-inclusive price covering labour and disposal. No hidden charges.
Written quote by email within 24 hours, usually sooner. For larger jobs or anything you'd rather we see first, the site visit is free and takes about 20 minutes.

Once you're happy with the quote, we'll find a date that works. Most clearances are scheduled within 5 to 10 working days. If you need it done urgently, we'll do everything we can to fit you in sooner.
You don't need to be there on the day. We can collect keys from a nominated contact, a neighbour, a solicitor, or an estate agent. Whatever is easiest for you.
Clearance Day
A three-man team arrives at the agreed time. You'll get a call beforehand to confirm we're on our way. We work through the property room by room, sorting everything as we go.
Cash, jewellery, photographs, documents and collectibles are flagged, labelled and set aside for you. Nothing of value is disposed of without your say-so. Usable furniture and household items are donated to charity where possible. Everything else is sorted for recycling or responsible disposal.
For full house clearances, we sweep and hoover throughout. Photos are taken on completion and sent to you the same day. Most houses are completed in a single day.
Property Ready
Once we're finished, the property is clean, empty and ready for the next step, whether that's a sale, a renovation or a handover to the estate.
We provide full waste transfer documentation as standard. Your invoice is sent by email with bank transfer details once the job is complete.

Probate properties often hold things that matter. We regularly find items that other companies would simply clear away: jewellery left in drawers, cash in envelopes, important documents tucked into books. Everything is set aside, photographed and reported to you. If you need help valuing or selling items, we work with a trusted auction house.
Before You Choose a Clearance Company
It can be tempting to go with the cheapest quote. But when someone is clearing a property that may contain valuables, sentimental items, or a lifetime of personal belongings, the price on the quote isn't the only thing that matters.
Before you book, it's worth asking a few questions:
Ask for the registration number. Without a licence, you have no guarantee your waste is being disposed of legally. If it's fly-tipped, the liability falls on you as the property owner.
Public liability and employer's liability insurance should be standard. If something goes wrong on your property during the clearance, you need to know you're covered.
A reputable company will tell you exactly where your waste is being taken and provide full waste transfer documentation. If they can't answer that question, walk away.
This is the big one. In a probate property or a home that's been lived in for decades, there are almost always items of value. A cheap clearance that treats everything as rubbish can cost you far more than the money you saved.
